The property owner receives operating partnership units within the REIT called Operating Partnership (OP) Units.

Within commuting distance to Manhattan you get a co-op for less than $100K or a house for over a $1 million.

To you as the consumer it'll be called "ABC Down Payment Assistance Fund," and then the internal paperwork we look at will say "XYZ Big Bank" all over it.Not what OP was asking for 2 years ago, but a possible explanation for why it's hard to find this money as a consumer.
