I have spent hours on the site looking for opportunities but am not sure exactly what the best property to look for is.When searching through the public records for a particular town, there is a column that says "type description" and lists things such as "discharge, mortgage, affidavit....etc.

From the MLS description and pictures, both my realtor and myself thought its just cosmetics repairs (10-15K) and we were thinking to offer 130K to cap at 140K with a final price ~155K.

I'd swung by the property that morning to see if it all looked similar, and tried to figure out the legal description, but was slightly guessing at that point.  2) impact of any adverse possession claims, I assumed the parking lot had been that way forever.

I got the insurance info from Realtor in the description, rent estimates from rentometer which is apparently not very reliable info.
