We invest $$$ in marketing and use a lot of data and targeting to sell the property much quicker.

Data I like to see is population.

Look at the actual data and ignore the news. 

I personally know Kenny and he has seen and done A LOT and has a very good pulse on the market as he studies the data.

Our goal is under $10,000 for a rehab for a rental - but obviously a lot of that is driven by what level of property you are buying (what condition it’s in).
