I currently have 8 units (9th owner occ) in that triplex, a duplex (2009), and 4-plex (2014),  all in south seattle / burien areas.Seattle is way overpriced and IMO due for some kind of correction right now ;  I don't see how things can continue to appreciate like this,  and at least within seattle itself many smaller MF properties are worth more for the dirt under them than the structure itself just for the redevelopment potential,  which is unfortunate at least from the perspective of an buy and hold investment viewpoint and availability of decent and comparatively affordable rental units in neighborhood-scale buildings.

Am I correct to assume that mold, heat/cooling system, and insulation inspections would all require specialists in those fields or should a general home inspector be able to asses all of these areas.

I would recommend teaming with a realtor and/or negotiator who can do the communication and negotiation with/for you, so that you are not turned down as a buyer by the bank.

I'm seeking tax tips for depreciation on an SFR that was purchased in 2014 as our private residence then converted to rental in 2016Details:Purchased in 2014loan was refinanced in 2015  We began depreciating in 2016 tax year, the year we began renting the home as landlordstax preparer for 2016 taxes entered basis amount based on 2015 assessment, not assessment from purchase year or for the 2016 assessmentunsure if bases was set correctly and whether to carry through that same basis or pull current year assessment for this and subsequent tax yearsTurbo Tax seems to be steering me towards using the purchase year assessment for the basis for depreciation.
