Hi, I am looking for some help refinance my two investment properties, I am currently paying 4.88% on both the loans, the refinance worked out to 2.8% but after all back-n-forth, the banker is now telling me that I have to convert the deed from LLC to my name, first of all I am not sure how long it takes for deed recording to reflect and secondly I am not sure if I want to do it as I did the whole LLC thing to get shelter from liabilitiesI was thinking why not refinance my primary home and pay off the loans with investment property but then I may lose on tax benefits?

That only leaves about $40K subject to cap gains taxes.If there was more left over, you could consider renting it out for a year before selling to convert it to an investment property.
