Had I not done the inspection (waiving appraisal and inspection contingencies is not uncommon in this hot market), I would not have uncovered the other issues.

To compete with this: offer high and fast; offer seller to rent back for a while as they have no where to go; be willing to risk your earnest money and waive contingencies; have extra cash when the appraisal comes in low; pray; think positive.

@Matthew Grabarczyk If this is a good deal for your standards, why not put in an offer with contingencies (inspection, appraisal) then get a look at the rent roll, and the “schedule E” I believe, to see what the current owner is claiming on taxes.
