I have been concentrating on new construction multifamily units in TX which have no where near that ratio, but in my experience, have had much lower OE than the 50%.

The property will appraise for $417,000 or more (recent comps show the same floor plan listed as high as $450,000).This property was constructed around 1979-80, and has nearly all original fixtures.

The purpose of an LLC is to protect you and all your personal assets outside of the LLC in the event of an unfavorable monetary judgement against the LLC.I agree with the other posters that setting up an LLC can be simple and inexpensive.But would I be willing to "bet the farm" on my ability to do everything required exactly right to remain out of reach of litigious hyenas?

Oregon doesn't allow deficiencies unless the foreclosure is judicial, which I have only seen happen on comercial deals or unfinished residential construction homes.The Oregon short sale addendum is a funny one, but if you read it close enough, it simply says the bank "MAY" wait for multiple offers.
