ForwardThe post you are about to read is based upon a factual account of a property condition assessment (PCA) recently completed for a commercial real estate property consisting of a multi-tenant industrial office and warehouse building located in a far northwest suburb of Chicago.

They all seem very appreciative of this.If a tenant fails to communicate, hides from me, abandons the property, or otherwise tries to avoid working with us, then I'll follow my normal procedures, as much as the law allows.

I'm the boots on the ground, I find and structured the deals, walk the properties, write up the offers and communicate with our agent, my money partner and I split 50/50.

I do want to try to work with this guy and maybe help him with the rent if need be, the problem is, he is cut off all lines of communication with us. 

I've had a rental listing up on that property very consistently for the past few months and I'm seeing a general uptick in inquiries since the shelter-in-place order went into effect on March 24th.

Unfortunately since it is an REO, there is no direct line of communication established already and he is supposedly living outside the US. 

So therefore, I would look at places you travel consistently, either because of work, family in the area, good friends, etc.  

I wouldn't reach out to them constantly and overwhelm them, but definitely try to keep the lines of communication open.

Still not making as much as I was on Airbnb, but so far my Short Term Rental has been more consistent than my long term rentals.
