We sign a contract with his LLC company name and everything seem to be in order. 2 months later and the job was never finish, he had hire a street worker that knows basic electrical which I had to help him wire the whole house but he himself never showed up.

These would be 30 year fixed loans so no rate/term restructure after a 5 year window.These are the two most common forms of loans for investment properties that you will have access to.

Flipping is having a job that makes money.

I started to become too trusting of 1 contractor, and the company jacked up the prices, did really poor quality jobs, took a really long time, such that by the time the houses hit the market and the escalation of costs, I've made no money.

High jobs growth and lower than average cost of living, low property prices and some of the lowest property tax rates in the country.

SA market remains strong w/job and pop growth exceeding natl averages.

A roofer, foundation guy and HVAC (both furnace and converting from window air to central A/C) all got a profitable job out of it too.

I have a FT job that I intend on keeping for a while but I would love to retire in 15-20 years rather than 30.!
