When was the last time they/you cleaned the lint traps and pipe?

Most of the small vendors don’t answer email, maybe once a week, can’t manage a schedule at all, have no one answering the phone except for them when their hands are clean.

I really dont want to mix up tenants just because the lady staying there has her whole family there, who knows how many and the sole bread winner is a house cleaner, cleaning vacation rentals and motels.  

Outsource gutter cleaning.

Plus, I can get a discount on the cleaning to do this.

It is a cheaper option than letters and I will be able to clean up my list based on all the returned mail. 

things i considered: They kept the place CLEAN.

These are often pro-rated (except cleaning) based on lenght of stay. 

It was myself and one other guy there and we were just cleaning up and tossing everything into the garage for when the dumpster was coming on Monday.  

I know that real estate guru always say that people will pay more for seller financing but I have to question if anyone would.I would think that buyers would just try to clean up their credit and buy a 155k property in 6-12 months instead of an overpriced 185k property now.
