I think they're all over the US.I'm not sure if you're just trying to avoid the PMI, but the 3.5% down on FHA for a rental property (and a big chunk of cheap, 30-yr money) is the best deal out there if you ask me.

If you only have $5K and no recurring budget beyond that you should be looking at lots of the low hanging free/cheap fruit.Online stuff is usually cheap or free so get on that stuff.Bandit signs are cheap, but have drawbacks (such as being illegal generally) but lots of people do well with them.Probably the best use of the money will be direct mail.

All had one owner--3 of 4 had paid mortgage 7-8 years.I am fine if I do not get a cheap deal, but do not want to lose $ on the deal--junior lien.And that is why I tempted to contact an real estate attorney for consultation.Re: title search is different per attny in Texas.

I like using my local cabinet shop where i know the  owner he appreciates the business and we get great service since we buy 10 to 15 sets a year in the one market..I know in MS I see the guys here build the cabinets on site... even in higher end and use very cheap hardware.. we use soft pulls on upgraded hardware always...

If you have borrowed money at a high interest rate (perhaps with a balloon payoff in the not-too-distant future), you need to attack this thing VERY differently than if you are buying it with a cheap conventional loan and you'll be living in it.In either case, be disciplined about your scope.
