Our very 1st renters on our 1st property did set it up 3 years ago without any problem through ACH their direct deposit rent payments (it was easy and smooth process and we receive payments without any issues for these 3 years), but on our other property already 2nd renters that are trying to set up direct deposit are having the same issue (and they are banking with the same bank Chase, as our other renters do, who did have luck).

That by itself wouldn’t have killed it for us if it was say 20% higher revenue after there extra cut or whatever they claim but the truth is my properties were already making way more than any properties in my market on airbnb plus (the main reason they were chasing after us so hard) they also wanted us to spend 10K on design changes when we already had multiple properties that out preformed all the houses on airbnb plus in my market that had taken the design advice.

That way you know you will get your tax forms at the end of the year, taxes can be escrowed and paid and if you ever refinance out or sell you know your payoff will be accurate and not chase people to get it.

Marie's comment to a return of an option price has some good merit, generally option prices are set to high for what the value should be, there is a thread about valuing an option price and investors usually grab all they can get or connive and giving some back would be a good way to avoid issues when you fail in setting up a successful contract.Yes Brian, there are already attorneys here seeing that RE finance laws can be more profitable than chasing ambulances, don't forget the fines are above civil damages and attorney fees generally go to victor as well.
