Generally if you are looking at a rate-term refinance (i.e. less than $2000 cash-out or just refinancing into a long-term lower-rate loan but same loan amount) then you should be fine - if looking to cash-out on the refi - generally will need to wait six months of seasoning however there are a few lenders that will do cash-outs at the 3 month seasoning mark

Thanks,Hey Joel,If you are tight on PITI, then I usually recommend looking into an interest only loan, maybe on a 5-10 year IO plan, to lower your payment and see if you can squeeze it in.Plus, rates are starting to dip a little bit, so it makes it a little more doable, especially if you just do a rate and term refinance to help keep your rate lower.

I'd like to position myself as a one stop shop for home owners with distressed properties where I'd: 1) Provide a cash offer on there home - (with all the close fast, no hassle things)2) Help them list it or refer them to an agent in their area (keeping in mind that I would likely get a referral fee)3) Renovate their house for them then help them sell - I've got the team and know what renovations move the needleI'm beginning a period of what I hope to be substantial growth and I'd like to increase my flips/rentals at the same time so I'm wanting to ramp up my marketing.
