We sign a contract with his LLC company name and everything seem to be in order. 2 months later and the job was never finish, he had hire a street worker that knows basic electrical which I had to help him wire the whole house but he himself never showed up.

We chose to lower price because we needed to sell, ours was about 10K difference.The buyers could come up with cash to cover difference if they really want it, you could reduce price by a few grand to entice them.

It's been listed for about 3 weeks and been the runner up for a couple buyers, I expect them to net about $5,000 more than they would have before rehabbing (~$15,000 project), I'll make similar plus commissions for selling.

I had to threaten to take her to small claims court and detail all the various grievances I'd bring against her in order to get my money back.)Basically, don't be a jerk and your tenants won't have any reason to be unhappy.

No negotiations can occur until after it is listed,the owner supplies all the required short sale documents, and a purchase agreement with a buyer, that the bank deems legit (POF, etc.) is submitted.
