It does seem to come down to what your agent knows about finding VA qualified properties and having an appraiser that appreciates not just, "This place has countertops, check" but "Granite countertops and brand new kitchen, sweet."

I personally think Section 8 regardless of market is gonna come out of this recession in a new light.

The original poster is trying to make light of the coronavirus.

New roof, flooring, bathroom and kitchen as well as brand new mechanicals.

Changing the locks soon and a very light rehab will begin.

Property owners still need to keep the common areas lights on, still need to pay for water in certain places, pest control, landscaping etc... 

Hi Nikki,In light of the current pandemic, everyone in the real estate industry has had to make changes to reflect the economic shift.

So as we have done deals over the years we have always been heavy on cash and light on debt on the deals we do together..
