@ Hugh - As a rehabber myself (full-time) I do not think it is strange that one would not know an appraiser, after all, on each flip, it is the buyer's lender who hires the appraiser, not the flipper.That said, my suggestion is to ask some fellow investors in your area, or simply look in the phone book.

Remember, back in the great depression... rates rose even when we had deflation, however my finance text book taught me that interest rates can only go down when we have a deflationary spiral.Real estate and cash are the only two asset classes that i believe in today.

Fastest flip to date was 74 days, door to door with renovation and sale... and midway through the loan we had to swap from FHA to Conventional financing for that buyer!
