I thought I was getting a long term fixed rate, but after reading the fine print and previous emails between the lender and I, i just completely missed it and assumed I was getting fixed for 30!

This often happens if person C has found the thread by doing a search.This really only happens on forums, where there are features that will bring attention to unread content, like bolding the subject or ordering by last post date or emailing individuals that there is a new post.By the way, if you were posting "bump" just to get in the loop, you didn't need to.

With regards to what's a reasonable split between management and friends/family there's no set formula/answer to that.You'll note something in my response- Friend and family are bolded. 

(I'm not gonna touch on tax benefits or amortization)As for appreciation, it is my personal opinion that similar to stocks, majority of the profits are due to the Fed's massive printing of money, thus the current situation of inflation and once they stop purchasing mortgage backed securities in March, will cause a massive correction, if not the beginning of a crash. 

Early 2000s: plaster effects and suede, bold accent wall. 2010: none of that texture stuff, but accent walls in neutral shades. 2016: shiplap nightmares, stacked stone tile....
