I know many people that do that and it where I live in Long Beach as a way to keep your debts down.  

My question is, What type of loan would be best to get the most equity out off the property and use it to purchase a beach condo for investment purposes.  

Hey BP Family..I am headed to my first REIA meeting in Jensen Beach, FL in about a week and am looking forward to it. 

I have a duplex near the beach and will be living in one side.

Would I be better investing outside the northeast (say Raleigh, Charlotte or VA Beach) though I don't know the areas as well?  

I'm either moving to West Palm Beach, Pompano Beach or Fort Lauderdale and I want to purchase property in the surrounding area.

There would be instant equity for whoever buys it and I can see this as a great short term / vacation rental for the owner during season (November - May).I look forward to all input and to hear everyone's thoughts.Also, if you are located in Palm Beach or Martin county I would love to connect.

Palm Beach also has one on the 4th Wednesday of every month at night.  

I lived in Point Loma and Imperial Beach for most of my young adult life back in the 70's and 80's. 

I'm in SoCal as well....Venice Beach.
