I would love advice and tips on what’s a necessity prior to my purchase.Things like how much “blow” money should I have if I face evictions or have hidden repairs that may come up, should I see an accountant that specializes in working with real estate investors prior to my purchase, would it be smart to buy a property that already has occupants, etc..??

. #2 dress from the front of the house, I don't see any photos of the front but make the colors with plants/flowers look different than it does right now so it has a fresh face lift (don't spend alot) #3 bring your rent just below market with a clear clause for increase in year 2.
