Is having a tenant in the rental property really that bad of a thing? 

I've bid on a bunch of these as have my clients, and there are many reasons to see them in advance (mold, bad location, terrible general condition of property, bad septic system, etc).

The only thing close I can find are 5 year CDs for 3.0% - 5 year lock in for cash seems bad given rising interest rates and current inflation.
