And it’s not a grant, it’s state specific  first time home buyers mortgage program that is offered with lower pmi and interest than others in the area and it did require owner occupancy.I only ask because the area where I bought isn’t the best but isn’t the worst if that makes sense.

I dont know the Queens Village area that well but I know homes are expensive here in NYC.Do you plan to wholesale the property - figure out what it will cost to buy it, rehab it and then advertise this information to potential buyers.

In MA it is very technical and frequently my buyers have the security deposits returned to the tenants in case they have not been held the correct way or they could become liable.A couple of times I have had to go back after the seller because the tenant was able to prove they gave a deposit and the seller said there was none so my buyer client was on the hook.
