This deal is not going to be accomplished safely as most approach an option to purchase, your agreement could well be 100 pages or more, addressing terms of sale, how liens for advances are applied toward the purchase, your interests acquired prior to other liens filed, insurance assignments, that's not counting lease assignments, attachments of lease terms and conditions, maintenance agreements and schedules, authorization to encumber the property and to pay liens.

Not to drag the conversation out but I have also heard about additional taxes you have to pay under an LLC which is why many people do not form one with one property, then I have heard of people who will form one for each individual property, so what is the real cost of owning a property under an LLC as opposed to just buying it under your own name?

I figured I might as well acquire employment in the area of real estate so that I will not only earn money and have something to show to the bankers/loan providers 2 years from now, but also acquire a lot of knowledge by surrounding myself with individuals who have a lot of knowledge to share with a young lad like myself.
