Go to the meetings as some suggest  or even better take a pre RE licnense course to get a better understanding of the vocabulary of the industry and the laws.

Good marketing is not like using a vending machine where you drop in a few coins, pull a lever and get a pre wrapped, ready to eat, snack dropped right in your hands, right when you want.

This is known as a "pre-foreclosure" sale or "short sale" where the homeowner is in default on their mortgage but the lender is willing to accept an offer for less than what is owed on the mortgage.

iN oregon and I think WAs  but Oregon for sure it became illegal to buy a preforeclosure then lease back to the seller. this happened around 2007 or 8ish. and if you do buy a pre foreclosure and flip it you have to give the old owner back 80% or so of your profit.. for these reasons I stopped doing these it used to be my main focus and I did well over 200 of them over the years. 

And even that, we had a pre-inspection so we have a dang good idea. 

I recommend talking with some loan officers and work on getting a pre approval.
