Your property inspection would turn up any issues relating to mold.In another words, you can factor in an extra $1000 in inspections for these areas, and include that either in your renovation or your fixed costs when analyzing the deal and coming up with your maximum purchase price. 

I am a definitely adding this to my lease, And I will probably add a few other things to do such as trampolines and fire pits, etc.

In terms of forming one in each state - honestly, I think it's best to get really familiar and find success in one state and then branch out and deal with the added complications of working in multiple states (a lot of laws can change from state-to-state, so again, it'll just add to the confusion if you choose to work all over the country from the very beginning).

I will have extra savings due to my low expenses and have been contemplating ways to invest it, and I always seem to come to the conclusion of real estate investing.

Today we are announcing that we have added thousands of dollars in savings to the Pro account!

that all said we are seeing some price drops in our market but that's a symptom of trying to keep adding appreciation into the pricing every month.and there I no question we have all been spoiled by properties that sell in the matter of days or hours and we all tend to get worried when something has been on the market for 10 days.. :)

@Beth Walford, the guy that I've used in the past is slammed right now and not picking up any extra jobs.

I have told the tenants that there will be a rent increase if their sister-in-law, but I am unsure of how much extra should be charged.
