I too see the ads. and you post on BP your looking for money and the same people hammer you..

@Craig Peterson People with not a lot of time who like the higher returns, cash flow, tax benefits, debt pay down, appreciation, and control, but don't want to do a rehab.It's true the returns are lower this way but you don't have to spend a lot of time looking for off market deals, you don't have to go through extensive renovations and tenant turnover, and you have cash flow from the beginning. 

BP FriendsWe have closed on our first investment property in Baltimore and can't wait to get started. 2 bedroom 2 bath ((we are adding a bathroom) 1200sqft. 30k cash purchase with a combo of line of credit and private financing.

I am purchasing a property 3 blocks away for a large, well-known medical establishment (3 hospitals, bio-science facility etc.)-  20 minutes from dt Denver.

I added quite a bit of fluff to repairs cost as well, as I don't have much experience at all when It comes to rehabbing...

Did you buy an apartment block and get the visa by managing this?

My point isn't that you should sell quickly after value adding, it's that you should pay the "right" price, for the "right" (bargain) properties to begin with!

@Sidney AuldsWhat I am really looking for are strong value ad opportunities.

Our primary residence is actually as you describe -- the pole barn with apartment was built first with the "house" (mobile set as real property) added later.   

We put our first Craigslist Ad out on September 25th, 2017 and by November 1st had already made 3 deals with end buyers in place!
