Of course, if that one person will be difficult to deal with and the other three are easier to work with or bring some other value to the table besides money, then I'd go with the 3 partners.

The latest rankings show that a bunch of the coastal plains counties (map below) have dropped 1 tier level and that a comparable number of small mountain counties gained a level.

Also, financing is back on the table.

I don't want to known as someone who brings over inflated deals to the table.

I usually try to see if there are already multiple offers on the table first... before I offer an “all cash” buy.  

The offers are mostly from the mountains of letters I received in my mail.

To the IRS the fact that it's a house is irrelevant- it's the same as if you were buying wood, and nails, making it into a table and selling it.

In my experience on both sides of the table, it can be very hard to both describe the scope of the project, and understand the scope, without seeing it written down (and also very time consuming for contractors to come up with an estimate without the plans).
