You can add keywords when people use the city you are in.

A gardener who's wife is a house cleaner went to flea market talked to the street loan persons with $150K stated (gardener) income getting rentals.

Covington north of 10th street is Justin like OTR imo- with lower price points and still lots of room for growth.

Key things to consider/evaluate in any geo area: job growth, population growth, major employers in the area (ensure these are permanent ones, f.e. hospital), town/city population size, supply vs demand for housing and what type of housing.
