So when I go to pay for the property, do I need to get a real estate attorney involved or can the title company take care of the transaction?

When figuring in a property management expense is it necessary to also include an expense for lawn care, snow removal, and garbage or are those things that the property management company takes care of?

The people I've seen buying negative cash flow condos don't care about cash flow... and a lot of them don't even care about appreciation.

If you buy the note .. then you prosecute the foreclosure you can credit bid note value and all accrued interest etc.. and maybe the opening bid is higher than anyone will bid.. but you can also bid if there is competitive bidding and your credit bid is already in.. so just brings some cashiers checks with you up to what you will pay.OR buy the note and then release the debtor buy doing a deed in Lui.. you would take title with the buggered up issues but if its long term hold who cares right ??

Most importantly, does any of these submarkets have any economic anchors  like state government, major universities, major health care centers, or manufacturers that are independent of the economy like military suppliers that employs most of the residents of that submarket?

The banks don't care so much about what renos could cost, should cost, or will cost, it's what it's worth when you are done.

The housing stock in Belgrade is fabulous and I've been hearing more and more form my northern and western european friends that they are loving to travel to Belgrade for discounted specialized medical care and/or a generally lovely holiday. 

If you make it look like you don't have equity, don't own other properties or make it hard on them they are going to go after something easier.Take care of your properties and treat your tenants fairly and you will likely not have any problems.
