I typically put aside 3% of the purchase price into a CapEx fund and monthly transfer 10% of rent.  

The fall/winter seasons are when more aggressive deals are done as sellers are more serious about getting out, you can set your watch to this behavior every year. 

Such properties can be profitable, but it takes a special set of skills to manage the situations that will come up and potentially destroy your cash flow and/or the property.The strategy does not so much matter, rather than having a good team in place such as a very involved property manager with experience in class C/D properties.

short-term and vacation destinations are in general is most profitable but is most vulnerable at times like now.many places have 30 day minimum restrictions and that trend will continueSo yes corporate rentals are by far the best combo but you may need to do your own marketing/networking to get corporate clients.since i do this as a side gig, I needed to be more passive so I let Airbnb and VRBO do all the marketing for me.  

Should I be opening up the privacy settings a bit on my IG and/or FB and start using hashtags to attract the attention of those looking?

@Josh Caldwell and @Jeanni Prescan i just settled a property this week where there was a holdback (an escrow ) set up to cover PA State Inheritance Tax liability, and I had another one two weeks ago, so I've had money taken from the proceeds on two settlements in two weeks going to Dept of Revenue for PA Inheritance Tax.We've also had hundreds of settlement, where the owner of the PA real estate lived in another state and "assumed"  that since they weren't PA residents that they didn't have to pay the Tax.
