I've already spoken with a property manager and agents, but I'd like to hear firsthand experiences from other new investors in the Fort Wayne market, especially within the first year or two of their initial investment.

Did you hire a management company?

My properties are in three different states and I use local property managers for full-service management. 

This approach allowed us to move quickly and efficiently, ensuring the project stayed on track.

The recent high inflation rates over the last several years have increased my income and equity beyond my initial projections at the time of purchase.  

Does anyone have a template they require contractors to sign before starting a rehab project on a BRRRR or flip? 

I did not want to manage the house from a distance and had plans to grow a portfolio in TX.
