Will be forming an LLC to purchase the property under but as for CPA and accounting for the property I have decided to wait until I have a few units under my belt.

Thinking about this more, it might be advantageous to simply house hack, move out, rent, repeat.Otherwise, it looks like I will have to find a way to buy the house, then get more than one unit out of it.Thanks for the thoughts, all!

All of these numbers seem low, especially property taxes if this is in TEXAS:Vacancy $105.00 (3%)Repairs $105.00 (3%)Management $175.00 (5%)Property Taxes $66.67 (2%)What kind of unit is it?

that COULD BE looked at as your COCR in moving around this equity. but to answer your actual question, it depends on your long term goals. if you want a million units you'd be better off in multifamily. if you want a small but mighty portfolio that you're always optimizing, maybe have some STR some MTR in there, self-manage, keep it simple... you could stick with SFH and probably have an easier time managing.

To my dismay, I have found that as someone who wants to live in one of the units (house hack) that significantly reduces my cash flow to next to nothing, or to nothing, or even negative earnings.
