If its clearly spaced out and documented that you are only occupying one at a time while you keep fixing and moving should probably be OK

And in a highly competitive business that distressed RE is the inventory moves to fast one needs to be able to look at a deal and in 5 minutes decide.. at least to make and offer

So maybe waiting till after election to make any moves would make sense as well.

Do I kick them out legally and pursue the 15K or do I just kick them out and move on and not worry about the money. 

Looking at Redfin's data, it is appreciating over time (probably more than $15,600/year), but probably not as fast as other highly desirable neighborhoods in the Bay.I previously lived in this home before I moved and converted it into a rental property.

My goal is to find 1 investor out of 200 skip trace attempts. 

It also is helpful to have a California LLC in case you ever sell that property and move into another state so that you do not need to form a new LLC altogether with new operating agreement, just re-register in the new state as a new foreign LLC.
