Subtly, but don't try to hide, state that you offer is contingent on due diligence and full financial review. 

Finished up my schooling at Minnesota Realty School a month or so ago and it was a little over $800 for all 3 courses and test review. 

Anyone can tell you anything but when your transaction gets reviewed by the IRS they might disallow the whole thing if they do not agree with your steps and structure of compliance for 1031 purposes.

Important to get your PMs buy in while still in your search so the PM can advise you on the actual investment and property before you get out of attorney review. 

Have an attorney review it with you so you understand every paragraph.

The lesson in all of this - "the customer is always right, unless it is productive for them to be wrong".Obviously tenants aren't customers, and they don't leave reviews that can kill your future business.
