Anyone can tell you anything but when your transaction gets reviewed by the IRS they might disallow the whole thing if they do not agree with your steps and structure of compliance for 1031 purposes.

The lesson in all of this - "the customer is always right, unless it is productive for them to be wrong".Obviously tenants aren't customers, and they don't leave reviews that can kill your future business.
