My realtor was very helpful, and for it being my first property, he was able to quickly identify the weak deals i would have otherwise considered.

I have worked with a number of investors in identifying rehabs and long term hold properties.  

After you have identified the property to buy, then you have 180 days to close escrow on that property.

TL;DR The risk will not be managed or identified by the platform, outside of basic legal due diligence required on parties.

In addition, there are some very specific requirements and timelines you must meet regarding which properties you can exchange for, how many to identify, and when you must identify and purchase your new properties.
