I purchased a property in Western New York that includes a small 1,200 sq. ft. local Post Office. 

Hi All - I know that in general it is a good idea to avoid HOAs for STR/MTR rentals.

I am planning to buy my first 2-family property in Schenectady and is curious to know how the rental market has been in past 1 or 2 years in Schenectady and what are the projections, and if anyone has a recent experience with a similar purchase.

when you buy a property you'll have a down payment, closing costs,  rent-ready costs, costs to get set up with a PM, a commission to place a tenant...

And hopefully save enough money to start buying rentals.

I see a few challenges arising with this type of set-up.If for example, he/she doesn't do a good job or if you no longer need their services or if a conflict arises between landlord and manger.Is their a way to structure the managers pay without bumping in to challenges later on?

Did you buy "points" to reduce the rate margin?
