We also replaced the roofing for most of the units, cleaned up the properties, replaced windows throughout, and did repairs in several apartments.PHASE 2 (underway): We will either slowly or quickly be doing total gut remodels on and furnish the remaining 5 units.

If you are talking about a window (or a sleeve) A/C unit on a SFH, that seems like personal property (unless it was set forth in the sale agreement to be left behind for you to own).In which case $350 at Home Depot will probably solve that problem.

I can wait to build GC relationships until I have a deal but the option window is only 7 business days I am concerned that is not enough time to contact, prequalify, have them avail to bid, and get back to me with a bid all while still working my day job.Also an enormous amount of GCs that I talk to are not registered with the city to pull permits.

A picture is attached of the current / proposed layout (I'm not artist)My predicament is that I want to maximize my rent but I'm not sure if it will justify the addition of a wall with a door, the removal of a current door and the replacement of that door with some wall, the enlarging of window to make it meet egress standards (not positive on this one but I think I have to do this), and the removal of a closet to make a section for a door.
