I’m just starting to learn about self storage and I’m wanting to find the best 3rd tier markets to get started in self storage. Does anyone know any markets that could be good at this time?

I'm so caught up in trying to show the property and trying to be nice and friendly that I sometimes forget to look at who I am showing the property to. 

We also replaced the roofing for most of the units, cleaned up the properties, replaced windows throughout, and did repairs in several apartments.PHASE 2 (underway): We will either slowly or quickly be doing total gut remodels on and furnish the remaining 5 units.

And don't forget to roll ove some of your 401k or IRA into a Roth IRA! 

Basically everything needed replaced except for windows and exterior siding.

If you are talking about a window (or a sleeve) A/C unit on a SFH, that seems like personal property (unless it was set forth in the sale agreement to be left behind for you to own).In which case $350 at Home Depot will probably solve that problem.

I can wait to build GC relationships until I have a deal but the option window is only 7 business days I am concerned that is not enough time to contact, prequalify, have them avail to bid, and get back to me with a bid all while still working my day job.Also an enormous amount of GCs that I talk to are not registered with the city to pull permits.
