Once I start an eviction (with the Pay or Quit notice) and the tenant does not respond by either paying or vacating I continue with the process (filing through the court) and I don't contact them unless they contact me.Your notice has been adequately served to these folks.

There are simply too many homebuyers and investors all looking for the same thing (a well-priced home in a decent area that does not need too much work), and too few folks selling these homes.
