Fully rented, it would cash flow very well.

While this would improve the cashflow and cap rate for resale, I'm wondering if it would shrink my market of buyers, since they could no longer use conventional financing as it would no longer conform to a 2-4 unit building.

This offer would not seem attractive to middle America because it is not cash flowing as much but I would say this property will conservatively appreciate 5%+ per year.

Find jobs where you can make the most and increase your lendable capacity, but that are also tied into something with real estate that you are interested in.

Hi @Peter Sawyer,Just out of curiosity, did you find Lehigh Acres to invest in first, or did this company suggest it?

I find it odd that a bigger tank is required, when it's the drain field that will be working harder.

I have been recommended to find the best team in market- REA, Contractor, etc.
