The fear of the unknown by the "guest" is what prevents 100% occupancy.My feeling about Portland, and other communities having difficulty embracing the sharing economy, like my HOA, has to do with the horror stories that @ Marcia Maynard mentions.

You have 180 days from the close of your sale to complete the purchase but it is usually the 45 day period that prevents people from completing a successful 1031 exchange.While you cannot close on your purchase until after you close your sale the order you go under contract does not matter so what we recommend is that as soon as a client feels confident with their sale happening they start shopping for their replacement property and put it under contract as soon as they can maybe even before they close their sale.
