Investors are among the cheapest clients I have ever met, and they don't actually know what they want, they expect you to read their mind, I am used to just follow procedure, it was a steep learning curve for me to accommodate, several trips to Home Depot helped me understand how investors/house clients work.

However for areas designated for individual tenant use (like a garden bed in front of the unit, enclosed back patio area, or an assigned parking space) you could write it into the lease as the responsibility of the individual tenant to whom it is assigned.If it is a tri-plex, will you move into only one of the units and still rent out the other two?

oddly enuf, i never seen them at Lowes, but at local Home Depots they have a whole area in each parking lot set up for them, with porta potties, chairs, tables, refreshments at all.so who uses them?

If you want to stay B and keep it as a rental, I'd go with something cheap from home depot, those don't look bad and they have a great price.

I'm about to possibly buy one house with cash and put the other on a 20k limit credit card then probably max out my home depot credit card to get them both fixed
