Definitely leaning on good estimates during inspection and keeping in mind old houses will come with some surprises.Market is crazy right now, not much at all of this size in the city below 500K.

I havr run a lot of reports and the rental estimate link here on BP always seems off or the number from min to high is to big of a gap to be able to use for running numbers.

Take a temporary job with a contractor so you can learn what goes into home repairs which will help you immensely when estimating repair costs.
