The place was really gross- mouse droppings, damaged and moldy drywall, a broken window, termite damage (we had termites we knew and they’re common in the area which is why we kept treatment on retainer so the tenants could get service anytime they saw signs of termites without having to go through us).

As for the FL property, I'm assuming it is an SFR, so when you secure that $2250/month tenant, make sure you get a tenant to sign a 2-year lease so that you have to worry about turn over anytime soon and keep a robust escrow in case the tenant moves out.

For that location I would recommend fixing up the home because I don't think the city will rezone it to high density anytime soon.

@Tyler Black I love Memphis and think it has a lot of potential for future growth, and with the new investment FedEx is making in their facilities, it's unlikely they'll leave any time soon.

Even if there is no requirement to fix it, you do have to give the tenants the EPA booklet about it, and sign a disclosure form; you can download the booklet for free from the EPA and print it.Also, in the United States, anyone can sue you at any time for any reason.
