.- build front porch + railing + paint- tile upstairs bathroom, install vanity and fixtures- tile downstairs bathroom, finish creating shower enclosure- tile kitchen backsplash, finish putting in cabinets- tile kitchen and basement floors + steps- stain hardwood floors (already sanded ready to go)- install crown molding throughout- install various baseboards, railings, etc- paint entire interior- rewire one conduit (was in a closet we ripped out, so now it needs to be relocated to a nearby wall)- fix fences and stain back deck- landscape front and back of propertyThis project needs to be finished quickly so someone who can get to work this week would be ideal.

As previous posters have stated, Tucson has some tricky areas but it for me, after looking at other markets, I was called back to my hometown of Tucson once I took into account that we deal with far fewer upkeep issues (mold, water damage, foundation issues, hurricanes, tornadoes, wildfires, landscaping, etc.,).

I can put plant beds in near the fence edges using free materials, ie, the contractor has about 20 yards of 57 grade white stones that I could use in all flower beds, and a moonlighting landscaper can install very robust and inexpensive plants for greenery in those beds.
