Is it related to the timing of when they receive their paycheck or benefit check?

I knew he wasn't going to be fast but I felt that I could trust him because I've worked with him before and he does a lot of work for a relative. 

I will be pooring over all the posts I can find that relate to my question but until then some general advice would be awesome.

I think it's hard to compete trying to sell a rehabbed 2 story 50- 100 year old property when someone next door is trying to sell a brand new 3 story with a roof deck for a relatively similar same price.

Taken me a while to "get it" but agree with @Brian Burke, cap rates are relatively meaningless when you are underwriting the PP of a property because of all of the variables.

Demand for turnkey homes already in perfect shape to live in is actually down a tad, relative to people that want to live out the HGTV fantasy wherein throwing in $20k in upgrades actually adds $20k in value. 

Hi @Leon Kanon - I'm relatively new to Milwaukee compared to others, but I'll share what I've done/know.  

My dad helped many relative through the probate process, especially those who needs help with English.

I do have a question related to an apartment I rented for the pass 4 years in New York City.

You definitely don't want a situation where someone gets hurt by traps or poison that you place.If it is more related to the tenants being pigs than a hole on the outside then it may require some education on how to keep things clean and charging them for pest control if local law allows it etc.
