But if you’re looking to buy a class B+ NNN bldg, it’s not exactly down now...and even when their prices soften this year due to the virus led recession, I doubt hard properties in good locations are going to drop anywhere close to 50-70%.

I do have a bad habit of saying less with more instead of more with less - sorry.Yes, the reason I won't allow pets is because of the tenant and how I don't trust them to a) take care of the pet and b) pay me for damages and c) not create damage that can not be undone feasibly by either party, landlord or tenant (cat pee)I also don't want the hassle of enforcement.

Hi everyone,I am new to the real estate game so I have some  questions.I am going to be purchasing my first live-in property this coming year and am considering one of the below two options:Option A) Taking out a large mortgage for a nice duplex house with a legal basement unit that will help pay the mortgage; orOption B) Taking out a small mortgage on a fixer-upper house, and putting in 30k worth of reno's and then refinancing afterwards.

Each area of the country to go up or down differently.If you were trying to do a fix and flip, have a few plan B's in place so you dont get caught short.This is either going to be a great time or a bad time, go in with open eyes.If you are going to get your license, that might be safest strategy, if you find and list a property you take the least amount of risk but the points above prevail here too.Once prices bottom out, real estate is an essential function and will always have value.
