Generally, SBA loans can only be used directly for real estate purchases if the loan is being used to purchase a facility for a non-real estate investment business that will owner-occupy at least 51% of the property.

If you buy a property as your primary residence and live in it for 2 years then rent it for up to 3 more (so you've still lived in it for 2 out of the 5 years prior to sale) you would get the entire 121 exemption tax free. 

My primary people have been good at referring others to me generally - like when my handyman was on vacation, he referred me another handyman when I had a need that had to be tended to within a few days5.

I feel it would be good as STR but would have to review the building HOA rules (4Unit building).

I would play along and let the neighbor know that you are sorry they need to sell their home for these health reasons and offer to buy it for half what its worth.

My strategy will be off market owner calling for meetings, and building relationships with as many owners in my market as I can.
