We live in a small 3 bedroom home, near the NC coast.

The best kept secret in Florida is Panama City Beach and the Emerald Coast!

My best friend is still my business partner although we live across the coast from each other.  

@Andrew Syrios We'd rather not buy and hold, because this area has some of the highest property taxes in Western New York.Account Closed We hadn't even considered a septic issue.

I don't actually deal with them personally but I see it as a regional thing See some on the west coast but not nearly as many as in the bigger cities in the rust belt and mid west and deep south were there are so many distressed assets and clear demarcation of A B C D F neighborhoods.
