For the first, increases in rates will decrease the value and extend the duration/weighted average life (WAL) of the security (decreasing value further); and because many MBS investors pay a premium when buying the security (more than 100% of par/principal balance), a prepayment of 100% of the principal can cause losses too (if you paid 103% for it, e.g.)IF they have to sell that debt and interest rates are higher they're going to lose a lot.

If you look at  historical data, not many 5+ units when into foreclosures while a boat load of 1-4 units did.  

That told me they were more interested in off-loading it than the price they would be selling it for.

That is what a "gut" means, everything aside from exterior studs, floor joists, and load bearing walls.

The bank is taking into consideration the income on the property, but it also appears that they weight the comps when coming up with a figure.  

such a loaded question. theres a lot of analysis that is done upfront on commercial properties and every asset class is different.
