One thing that combats the seasonality issue is that Sparkling Hill Resort is up there, and I'd imagine short-term rentals would be a good secondary option to Sparkling Hill/Predator Ridge Resort, as well as for special event accommodations (weddings, parties, etc.).Understanding your post was from almost a year ago, did you ever pull the trigger up there or anywhere else in the area?

I would also go to networking events, you can often find people there that have pocket listings. 

Any online networking events happening in Jan 2023 for rookies to attend?

I would make sure that if you are going to do do the actual cash value you are covered in a total loss event.
