I was not gonna move on to a new realtor because he did show me a couple properties and use his time but I don't like the feeling of being pushed and based on the answers I'm getting here it's the right thing to do. 

One last tip, make sure the base boards upstairs are not touching the floor, even just 1/8 inch gap is good.  

DSCR loans are based off of down payment, credit score and either actual or market rents so it helps to supercharge an investor's real estate goals and net worth.

Can you explain how you say this based on the IRS publication above?

Lenders won't allow someone who got a deal for under market value and did little to no work to cash out based on appraised value.

You are right "real estate goes up", but I'm not going to decide if a deal is good or not based on that general sentiment.

Every tenant is different, how would you know how much insurance they would want or do you just do a "base" amount so they have basic coverage ?
